TF-BELLA

This farm with its classical Tuscan “casa colonica” (main rural house) and secondary buildings is surrounded by 1.75hectares vineyard of Chianti grapes, olive groves, arable fields and forest (total ca. 32 hectares).
The property is situated in the countryside between Siena (20 km) and Florence (50 km), and within easy reach of the town Colle Val d’Elsa at 12 km with good shopping and other facilities.
The property is situated on top of a small hill 250 m above sea level with a 300 m off-road drive on its private property.

LAND
1.75 hectars vineyard of Chianti grapes
200 olive trees. The olive grove presently produces 150-200 liters olive oil each year which increase recently planted young trees reach maturity. The owners have always used organic fertilisation with no chemicals.
Some 30 hectars of forest, including arable land and a small olive grove are situated on an adjacent hill. If a smaller property is desired, this part of the land could easily be sold, thus reducing the property to the hill with the main house, outbuildings, pool, plus vineyard, olive grove and arable field. Near the pool there are walnut trees, cherry trees, apricot, peach and fig trees.

BUILDINGS:
All buildings have recently been transformed into habitable buildings, except for the barn

1. The main farmhouse (“casa colonica”) of 300 sqm was fully restored in 1991/1992 by the current owners, including the structure, water and central heating systems and the electricity. The main house has a central heating and hot water system from three sources (gas, solar panels, and wood). The apartment and workshop use gas for hot water and heating.

The main farmhouse extends on two floors. There are traditional chestnut beams and terracotta tiled ceilings in all rooms; double glazing of all the windows, and full roof insulation, which makes the house cool in summer and easy to heat in winter. The flooring of the ground floor is with original terracotta tiles, upstairs there is a parquet flooring, and there are marble tiles in the bathrooms.
Ground floor: The living room has an open fireplace and French windows opening onto a terrace with pergola. The living room is separated by a staircase from the kitchen (equipped with dishwasher, gas 6-ring hob, electric oven, wood stove and in-built cupboards). From the kitchen, one reaches a small laundry room with fridge, washing machine, and boiler. From the kitchen there is an exit to back loggia. There are also two rooms which are presently used as bedroom and study room. The two rooms are separated by a small hallway and a bathroom with shower.
First floor: Reachable through a stone staircase (in Travertino marble) with vaulted ceiling, the first floor is divided into two sections. On one side, there is a small library and a bedroom with en-suite bathroom with shower. On the other sider there are three spacious rooms (at present used as a study room, a bedroom, and a dressing room with large built-in cupboard), and a large bathroom with a shower and Jacuzzi bath. The swimming pool (15X5 m) is located in the adjacent olive grove.

2. Free-standing independent studio apartment of 60 m2 built in a former granary composed of: living room including a kitchen corner, bedroom, bathroom, private south facing terrace shaded by walnut trees.

3. Workshop of 57 m2 (with central heating, a wood burning stove, and a large sink) connected to the barn of 90 m2, which is used as a storage room for agricultural machines at present. The permission to transform these 2 buildings into a new house or apartments could be obtained

4. Cellar (“cantina”) built into one side of the hill, close to the house (used as a wine making facility) with electricity and water supply

5. Little house with pizza/bread oven (“forno”) facing the terrace, and stone barbecue in the garden behind the kitchen

ADDITIONAL INFORMATION
The farm has a dual water supply (unusual in Tuscany and of real value during the long summers):
- Connection to the county waterworks
- A well that is 50 m deep and has never run dry in 10 years (the pump, the pipe, and the electricity system have been completely renovated 5 years ago)

Alarm system

Near the main house there is a neighbouring house, with a small fenced private garden (the rest of the land belongs to the farm except for a small area which belongs to the county). The neighbouring house is divided into 2 apartments, one of which is occupied. The advantage is that the farm is not completely isolated and hence safer.
